Quiet hours are between 11 PM and 7 AM.

Please do NOT hang any decorations or tape any items to the walls - it damages the paint and integrity of the drywall and will result in a $100.00 fine.

SMOKING

All our rooms are non-smoking indoors; outdoor smoking permitted away from the building. We can direct you to outdoor locations where you may smoke. Also no candles or incense please. If you smoke in your room there will be a $500 cleaning charge. Absolutely no illegal drugs permitted on the property without a valid medical license/clearance.

COMMUNICATIONS

We offer free fiberops WiFi to all guests via a secure private connection. The WiFi username and password are provided in each suite for guests references. We also offer smart-TVs in each room for guests to enjoy.

MINIMUM STAY

A two-night minimum stay is required for the Barndominium, Farmhouse, and the Rolling Creek Loft suite. One-night stays are permitted for the Heart of Farmland, Milking Parlour, and Little Prairie View suites.

CHECK-IN AND CHECK-OUT TIMES

Self check-in time is flexible anytime after 2 PM to 11:30 PM. Check-out time is 10 AM unless approved for later departure ahead of time.

DEPOSITS

When you book, a deposit of 50% the total stay, per room, will be charged to your credit card.

CANCELLATIONS and CHANGES

If your travel plans change and you must cancel or change your reservation you must contact us at least 30-days from the day of expected check-in for a full refund, less the credit card processing fees. (90 days if the entire property is booked for the same party or event) If you call or email less than 30 days (or 90 days as noted above), not including the day of arrival, we will be pleased to use your deposit to confirm another stay for you (of at least the same duration) within 180 days of your planned arrival date.

SUITABLE FOR CHILDREN AND PETS

Our property is suitable for children and pets upon prior approval, excluding the Heart of Farmland and Little Prairie View suites. We also offer sanitized toddler/infant amenities if requested prior to check-in. There is a pet fee, per pet, of $50.00 with the exception of service dogs. A noise complaint for pets will result in a $100 fine.

RULES FOR SPECIAL EVENTS AND/OR LARGE PARTIES

1. Quiet hours are from 11 PM to 7 AM CST. Noise ordinances and any fines incurred from the city will be at the responsibility of the guest(s).

2. Weather Clause: If Labby’s Homestead is booked with the pretenses of hosting a special event and inclement weather ensues, responsible booking party acknowledges there is not to be a refund of the weekend or stay and Labby’s Homestead cancellation policy stands.

a. Should inclement weather ensue, the event cannot include more than 30 people within the Barndominium at one time and therefore alternative event space is required.

3. No person(s) over the number of 14 guests are permitted to stay overnight due to liability, city code violations, and licensing regulations.

a. Maximum capacity of no more than 30 people are allowed in the Barndominium at any given time and any violations or fines are at the responsibility of the guests; Labby’s Homestead is hereby not responsible for additional expenses incurred by the city.

4. Responsible party involved in booking the property are responsible for any and all damages incurred during the event.

a. Please do not hang or suspend any items from interior or exterior walls or surfaces at risk of damages.

5. Amenities provided during the stay are of quantity for up to 14 guests and therefore additional necessities or supplies needed are of the responsibility of the guests.

6. Parking and the number of allowable vehicles is limited to 12 and any additional vehicles are to find alternative parking arrangements off of the property of Labby’s Homestead.

a. No parking is permitted near the Farmhouse, between the farmhouse and Barndominium, and at least two spaces are required to be left between the little house and the parking lot.

b. Parking is not permitted at the neighboring properties or businesses and will result in a towing expense to the guest.

7. It is the responsibility of the person(s) booking the property to ensure all is in order (no debris, excess trash, etc.) remains prior to check out and the designated check-out rules and expectations.

a. Please ensure all of the property and items are back where initially found.

8. Labby’s Homestead is not responsible for accidents on or off the property resulting in the event taking place.
